Camden Pacific Partners Acquires 442-Unit Inland Empire Multifamily Property For $220 Million
CORONA, CA, September 15, 2021 – An investment group led by Camden Pacific Partners and Ocean West Capital Partners has closed on the off-market acquisition of The Monterey, a newly built, 442-unit multifamily project located in the Inland Empire community of Corona, CA for $220 million. Camden Pacific Partners and Ocean West were joined in the transaction by a consortium of Korean institutional investors.
Completed in 2021, The Monterey features 442 one-, two- and three-bedroom units ranging in size from 726 square feet to 1,520 square feet. The property boasts an unrivaled modern amenity package, including two resort style swimming pools, expansive clubhouses with roof decks, fully equipped fitness, yoga and spin studios, co-working space with conference rooms and soundproof privacy pods, outdoor movie theater, a community garden and citrus orchard.
The Inland Empire continues to be one of the strongest performing markets in the U.S. In 2020, the Inland Empire outperformed every other metro area in the country, ranking #1 in apartment rental growth in the U.S. With continued demand from significant job and population growth, and limited new supply of rental housing, the Inland Empire is expected to continue its trajectory as one of the top performing markets in the U.S.
Camden Pacific Partners was able to identify the investment opportunity on an off-market basis, and acquired the property from the original developer during lease up.

ROBERT MURRAY, Founding Partner
Bob is a Founding Partner of Camden Pacific Partners. Prior to co-founding Camden Pacific, he headed the Los Angeles office of The Praedium Group, a privately-held real estate investment firm that has invested over $12 billion of capital on behalf of its clients. Bob's responsibilities included acquisitions, asset management, financings and dispositions of real property and loans. During his 16 years at The Praedium Group, Bob completed real estate transactions across a diverse group of asset types. He also spearheaded the Firm’s client development and management effort. Prior to joining The Praedium Group, Bob spent nine years in the Real Estate Investment Banking Group of Salomon Brothers (now Citi). During his tenure at Salomon, he focused on capital raising, M&A and strategic advice to REITs and private owners of real estate. He spent three years in the London office, establishing Salomon's European real estate investment banking platform. Bob holds a B.A. in English from Holy Cross.
RYAN BOLD, Founding Partner
Ryan is a Founding Partner of Camden Pacific Partners. Throughout his career, Ryan has completed more than $1.8 billion of new investments and developments across the United States. Prior to co-founding Camden Pacific, Ryan was a Vice President at CIM Group, a $30 billion AUM real asset investment firm, where he was responsible for leading the sourcing, acquisition, management and disposition of real estate across the Western United States. During his tenure at CIM, Ryan oversaw the acquisition and development of more than $1.3 billion of new investments and managed a portfolio of assets with a cumulative value in excess of $2.2 billion. Prior to joining CIM in 2013, Ryan was a member of the acquisitions team at The Praedium Group. Ryan holds a B.S. in Applied Economics and Management from Cornell University (magna cum laude).
